My Experience With a Reverse Mortgage: How It Helped Me Stay in My Home

When I first started looking into a reverse mortgage, I wasn’t sure if it was the right choice. Like many seniors, I had heard both good and bad things about them. In my case interest rates rose and I still had a mortgage which was not good. Two choices try to get a reverse or move. Luckily I barely got the reverse so my experience with a reverse mortgage is what you need to know. What I did know was that I wanted to stay in my home and reduce my monthly financial stress.

After exploring my options, I eventually obtained a reverse mortgage and used it together with a second mortgage to create a much more affordable financial situation. Looking back now, I can honestly say it was one of the best financial decisions I made during retirement. The 2nd mortgage renews yearly which is a bit stressful because it’s always in the back of your mind.

My Situation

I am a senior living on a fixed income in British Columbia. Like many retirees, I had significant equity in my condo but my monthly cash flow was becoming a concern. I qualified for a reverse mortgage, but the amount available was not enough to completely pay off my existing mortgage. I was approximately $60,000 short. To solve the problem, I combined the reverse mortgage with a second mortgage. The result was a financial arrangement that dramatically lowered my monthly obligations.

What Happened After the Reverse Mortgage

The reverse mortgage paid off most of my existing mortgage balance. Because reverse mortgages do not require monthly mortgage payments, my financial situation improved immediately. The second mortgage payment was approximately $570 per month, which was much easier for me to manage than my previous mortgage obligations.

For the first time in a long while, I felt like I could breathe financially.

The Biggest Benefit: Peace of Mind

Many people focus only on interest rates when discussing reverse mortgages. For me, the biggest benefit was peace of mind. Instead of worrying about a large monthly mortgage payment, I had a payment that comfortably fit within my retirement income. I could focus on enjoying life rather than constantly worrying about making ends meet. As a senior, reducing stress can be just as important as saving money.

What About the Interest?

One criticism of reverse mortgages is that the loan balance grows over time because interest is added to the mortgage. That is true. However, every financial decision involves trade-offs. For me, the trade-off was worth it because I was able to remain in my home and significantly improve my monthly cash flow. Everyone’s situation is different, but in my case the benefits outweighed the drawbacks.

Has It Worked Out?

Yes. So far so good but like a said before the yearly renewals are a bit of a bummer. More than a year later, the arrangement continues to work well for me. My second mortgage has been renewed, my payments remain affordable, and all of my obligations are up to date. In fact, since restructuring my finances, I have been able to save additional money rather than constantly worrying about paying bills. That alone tells me I made the right decision for my circumstances.

My Advice to Other Seniors

A reverse mortgage is not for everyone.

However, it may be worth considering if:

  • You have substantial home equity.
  • You want to remain in your home.
  • Your monthly mortgage payments are becoming difficult to manage.
  • You are living primarily on retirement income.
  • You value cash flow and financial stability.

Before making a decision, speak with qualified mortgage professionals and make sure you understand all costs and responsibilities.

Final Thoughts

When I first explored a reverse mortgage, I had concerns and questions just like many other seniors. Today, I am living comfortably in my home, my payments are manageable, and my financial stress has been greatly reduced.

I know reverse mortgages are not the right solution for everyone. But for me, they provided something extremely valuable during retirement: the ability to stay in my home and enjoy life with greater peace of mind.
